Role Overview
When acquiring, renovating or building real estate, most taxpayers tend to overstate the amount of 39-year real property. This limits the depreciation deductions available to taxpayers in the early stages of their investment. A cost segregation solves this problem by reclassifying assets by maximizing the property eligible for treatment as 5-, 7- or 15-year property. This depreciation optimization frees up substantial cash flow. McGuire Sponsel’s unique approach to cost segregation employs civil, structural and architectural engineering knowledge coupled with tax law experience to identify components that qualify for accelerated depreciation. Our team’s blend of engineering and tax code expertise provides tremendous value throughout a project. The professionals at McGuire Sponsel perform a site inspection for every study and all costs, along with their classifications, are then documented to withstand IRS scrutiny.

Responsibilities
- Conduct on-site inspections of commercial and other real estate properties on behalf of McGuire Sponsel.
- Notate and document the nature, location, condition, and use of depreciable property observed during site visits.
- Take detailed photographs of building components, improvements, and other property relevant to the cost segregation study.
- Gather measurements, dimensions, quantities, and other field information as directed by the Cost Segregation team.
- Identify and document building components, site improvements, personal property, and other assets observed during the inspection.
- Review available property information and drawings, when provided, to assist with the site inspection.
- Follow McGuire Sponsel’s established site inspection procedures and documentation requirements.
- Clearly organize and communicate field observations, photographs, notes, and other information collected during the site visit.
- Communicate with McGuire Sponsel team members regarding questions or items identified during an inspection.
- Represent McGuire Sponsel professionally when interacting with clients and property representatives.
- Complete site visits accurately and within established project timelines.
- Travel independently to client properties across the U.S. as assigned.

Role Qualifications
- Bachelor’s degree in accounting, architecture, construction, engineering, business, or a related field preferred; candidates with cost seg experience will be considered regardless of educational background.
- Experience in accounting, engineering, construction, architecture, property inspection, facilities, cost segregation or a related analytical field preferred.
- Strong observational and analytical skills.
- Excellent attention to detail and accuracy.
- Ability to effectively document physical property conditions through written notes and photographs.
- Strong written and verbal communication abilities.
- Strong interpersonal skills and comfort in client-facing situations.
- Ability to work independently and manage assigned site visits.
- Reliable laptop and wifi for electronic communication on projects.
- Valid U.S. driver’s license and reliable transportation.
- Ability to travel independently to client sites across the U.S. as assignments require.
- Ability to access and safely navigate commercial properties and construction sites, including walking, standing, climbing stairs, and navigating active or unfinished areas when applicable.
